what’s up guys this is Shaun tan and today we are in eco grandeur with Alan let’s go now yeah and in Granholm Gardens 2065 so we just get through the specs versus 2065 and its least whole strata yeah so it looks kind of cool and you can see that in the show village is all the same God and they’ve got security guard there as a security guy and let’s go eat because it’s reading ready make it feel the same this is a terrace house 2065 and it’s selling for 654 link house the intermediate and 774 the and lots and corner Lots but a burning or saladna hmm this is the living room and what I like really like about this it’s true way the living room right can actually connect to the dining and then be good I mean that’s another kitchen now right so that’s two layers to this type B and type C the type B is when the southeast that’s the kitchen right and that’s the back door thank you and then that’s also type C type C is when this space is actually converted into a bedroom so for those who have elderly staying with them and you really need that down door downstairs room go for Type C choose to be a rule or you can choose to be kitchen space if it’s a kitchen space and exiting very huge where you can actually but you use a roof space to actually be your key China so it depends whether you are cooking percent all you really need that room for elderlies it’s really up to you that’s the bad air and actually force a to the kitchen so maybe I think in a future they must be a ventilation fan somewhere here to actually invent out or you can actually close this partition space up so that’s the problem usually toilets like this right it’s always attached to the end of the house because they need windows and things like that unless it’s mechanical ventilated so I would propose that if you’re getting this unit right to get a mechanical van straight up if possible so this toilet will work if not currently this just doesn’t work lasso hmm and this is a corner lot right so this windows existing right now but in normal you need this does not so you can imagine that if this is not a window you can’t have actually more space to do basements of your furniture so basically in this round is a quick one because it’s just a terrace houses so the core is that semi D that’s one below and as Paris houses but I just find that it’s been a while since we actually review a terrace house and new terrace house so for terrace houses the placement of staircase is actually very very important the best space-saving method is actually to place it at the side of the house which is like this right and then it shall we like three feet down then do i if you have twenty by sixty five so it lets us and in feet for the rest of the space unlike if it’s a scissors one so it takes out the because it’s so close to be whole so and within that range you have a free hope for that which is Almina and klk which is the banister eco feel right and that’s nothing wrong in this hope but the thing is the price point it’s really really close number two actually be the distance currently which is quite far away when the team when the dog came come here I eat I’ll be in the wrong place why am I going to collapse angle it’s really very close to Kuala Selangor already thought of all would be twenty by sixty five is a really really tight one but luckily the team of eco they have two types one is with the kitchen one is with the bedroom downstairs so that’s the variable and yeah I think they try their best to mitigate that space constraint because twenty by sixty five right it’s like that so you can see everything already but of course the this is also to put the price within the affordability of the location so I think that Oh also a lot of people are from Capone they are moving in because Capone is just right look at the crack closer and then people from Chi Jang is also coming in because of the environment if you have been to Capone which is the older neighborhoods you don’t get environments like this time like greeneries landscape and there are nice pavements nice lights and all you don’t get that so this has been that differentiation factor in between developments which became the attraction point okay so and they always feature two houses like that which also means two corner lots of the terrace house yeah I think that’s all this is Shaun tan if you really Very surprising video. How did you classify kepong as being close-by??? At 10pm on a Sunday night it takes 40 mins or 28km to get there. Also seem to lack points on how overpriced it is relative to other areas and how ulu puncak alam/ijok is.

Just a question in regards the layout. When you say 20×65 is tight what would be an ideal layout for a terrace? Would a 22×75 or 22×80 make a vast difference? Thank you looking forward to your response.

recently i bought a freehold landed house (area Jenderam Hilir) and thinking to sell a leasehold townhouse (Balakong).
Can you give some advise?
Personally advise not to buy here as the infrastructure is haywire. We have lived in eco for 1 year and so many defects issues eg sewage blockage, septic tank terbalik and management office will delay. The landlords here also from observation are weird seems to be all out to kill tenants . Few units are blacklisted on eco grandeur Norton Gardens some are 12A Jln 1B, 13B Jln 2C , and well you can check the units mostly inhabited and lots problems. Failed development
